The loft process

Is your loft suitable for conversion?

Most lofts can be converted in houses built pre 1965 and there has to be a head height of at least 2.3m.

Getting a quotation

Our Director, Richard Openshaw, will come and visit you and will advise on the best type of loft conversion for your property. He can answer any questions and will then follow up this visit with a written quotation.

Lofts over London carry out loft conversions across the majority of South West London including:

Fulham, Earlsfield, Putney, Wimbledon, Wandsworth, Barnes and Mortlake, Battersea, Twickenham, Clapham, Kew, Balham, Acton.

Postcode areas covered include:

SW6, SW11, SW12, SW13, SW14, SW15, SW17, SW18, SW19 and SW20, plus W10, TW1 and TW9.

Accepting our quotation and drawing up the plans

Once you have instructed Lofts over London Ltd, we will require a £2,500 deposit which is set against the cost of drawing up the plans. We will then instruct our highly qualified team of architects to come and drawing up the plans and structural calculations and submit these to your local Council.

Planning takes approximately 8 weeks.

Do you need a Party Wall Agreement?

On your acceptance, we will send you out a Party Wall letter to give to your neighbours.

Party Wall agreements are needed for properties that are attached to your property and your loft cannot be converted unless these agreements are in place.

They can be as straight forward as a simple letter between the two of you or we can give you the name of a Party Wall Surveyor who can organise the whole process for you.

Meeting the team and getting started

Approximately ten days before the agreed start date, Richard Openshaw will bring the Site Foreman who will be in charge of your conversion so that you can meet him.

Your Site Foreman will be at your home every day whilst the work is being carried out and will work very closely with you to make sure all your requirements are meet.

Richard Openshaw will visit your home at least two or three times a week.

The building work and how long the process takes

Lofts over London Ltd prides itself on the quality of its work.

We always put a “lid” on top of any loft conversion, which although makes it a little more expensive, guarantees a completion date.

We also use electrically operated hoists to get materials up onto the roof which causes the minimum disruption to the inside of your house.

Throughout the work, our work is inspected by the local Building Inspector and at the end of the job, the work is signed off by the Council and then the Completion Certificate is issued.

We aim to get the loft built within 6 weeks but this obviously depends on the exact requirements.

We finish the loft in a plaster state but we can easily arrange to have it painted, at a small extra cost if you so wish.

Paying for your loft

On acceptance of our quote, we will send you a payment schedule splitting the cost of your loft conversion into regular payments.

The first is the deposit, and the last is the retention due 6 weeks after the loft has been completed.

All costs are subject to VAT.

Our Public Liability Insurance cover

Loft over London Ltd is covered for the above insurance up to £2 million. We are more than happy to give you a copy of our insurance policy before your work starts so please do ask us.
